Why is Hackney so popular? Because it manages to be both hip and practical at the same time. Vogue voted it one of the 15 coolest neighbourhoods in the world. No doubt thanks, at least in part, to the appeal of London Fields and Broadway Market.

As for practicality, Hackney was also recently voted London’s most liveable borough. This is due to the smart redesign of its streets and town centres. This has encouraged greater adoption rates of cycling and pedestrianisation of areas, as well as some of the best street cleaning and maintenance rates in London.

Combine all of this with Hackney’s widespread appeal in terms of what it offers to residents. From outstanding dining experiences (everything from Michelin-starred restaurants to bohemian vegan hangouts) to masses of green space and outstanding school options, Hackney really is the full package.

Average property prices in Hackney

If you take an average of industry analyst estimates, Hackney properties broadly sell for between £600,000 to £700,000. However, your average semi-detached properties in Hackney still command a hefty price tag at an average of £1,354,077. If you’re looking to rent here, expect to pay around £454 per week.

This makes Hackney a more affordable prospect than many other London boroughs, even with East London becoming more expensive. This is especially true for renters, as rental rates are 18.7% below the London-wide average.
