Birmingham combines a rich history and culture with excellent UK transport links, a thriving economy and low housing prices. With all this and more going for it, Birmingham is seen as one of the most desirable places to live in the UK. But as the city expands, where are the best new build homes Birmingham has to offer? Let’s ask the people who live there.

New homes: Birmingham builds bigger and better

If you’re an investor, it’s a great time to look at new build homes to buy in Birmingham. The property market performed extremely well last year, with average prices rising by 4.5%, fully 1% above the national average. The rental market looks set to perform well too, with plenty of options entering the market for those looking at new build homes to rent in Birmingham. Right now, reports suggest a citywide median rental average of £900 per month.

At the time of writing (December 2021) Zoopla puts the Birmingham house price average at just over £221,000. This is actually a slight fall of 1.57% during the past 12 months. If you’re looking to buy a flat in Birmingham, you’ll enjoy a markedly lower average of around £165,000.

The healthy state of the property market is partly due to the rise in new build homes Birmingham is constructing. Major events like the 2022 Commonwealth Games and the development of HS2 are driving masses of new investment. This will create more options for house hunters and renters, while the infrastructure improvements will make Birmingham properties even more desirable.

Top areas for new build activity in Birmingham

Birmingham’s supply of housing is still lower than its current level of demand. One report estimates that the number of new-build homes Birmingham needs to cover rising demand is up to 4,000 per year. Since only 700 new homes were built each year on average between 2000-2015, Birmingham has some catching up to do.

Perhaps the biggest new development project in the city is the Birmingham Smithfield redevelopment. Birmingham Council recently signed a £1.9 billion deal to completely revitalise the area. The project will create 2,000 new homes. Birmingham’s historic Bull Ring Markets will also have a new public square to call home.

There are also major housing construction projects occurring across the city centre, ranging from luxury apartment towers to the flurry of student accommodation developments that are popping up. There’s also a transformation happening along the Canalside. Work started in March 2021 on the Soho Wharf project, which will deliver another 750 new homes.

It’s a development operated by Savills and located on the edge of both the city centre and Birmingham’s East Side. This provides easy access to the best of both areas, and the development itself offers 603 rental units that residents say are tastefully decorated and provide great value for money. There’s also an ground-floor café to enjoy, along with a residents’ hub with concierge and members-only style private lounge.
