Where is Surrey?
So, where exactly is Surrey? The third most populated county in South East England, Surrey is divided into eleven districts, with Guildford historically regarded as the county town. Other important towns in the area include Woking, Ewell, and Camberley, alongside the smaller settlements of Ashford, Epsom, Farnham, Staines and Redhill. Kent borders to the east, with East Sussex to the south-east. West Sussex lies to the south, Hampshire to the west, Berkshire to the north-west, and Greater London to the north-east.
Living in Surrey
Home to a stream of literary greats, artists, scientists, and musicians across the ages, Surrey is still a popular location for creatives. However, many employees in the financial sector have settled in the area, boosting the average income. It’s also a thriving hub for industry, with the county boasting more business headquarters than anywhere else in the country. From the likes of Samsung, Toyota UK, Pfizer, and Unilever to NGOs and government Quangos, it’s unsurprising that Surrey’s economy is worth over £40 billion.
Despite its generous population and burgeoning industry, the county also has the highest proportion of woodland in England. Not only does it feature the Surrey Hills AONB, the area also lays claim to Box Hill – notably the oldest box woodland in the UK. Other beauty spots to explore include Frensham Ponds, Newlands Corner, and Puttenham and Crooksbury Commons. The landscape culminates in Leith Hill, which at 968ft above sea level, is the second-highest point in southeastern England. In addition, nature enthusiasts will benefit from a range of commons and access lands, plus extensive footpaths and bridleways, like the scenic North Downs Way.
Looking for some adrenaline and competition? Surrey has four horse racing courses and golf courses that include the international competition venue at Wentworth. Not to mention Thorpe Park, Go Ape, and Guildford’s Olympic-sized lido.
Much of Surrey lies within the London commuter belt, so you’ll find regular services to London Waterloo, London Bridge, and London Victoria. Three major motorways – the M25, M3, and M23 – pass through the county, simplifying journeys to London, Kent, the New Forest and beyond. Easy access to the airports at Heathrow and Gatwick is also a major plus for frequent flyers.
Surrey property prices
According to current Zoopla estimates, the average price for property in Surrey is £640,042 (May 2022). Compare this to the average UK house price of £326,176. Flats in Surrey sold for an average of £330,531, while terraced houses went for £475,873. Semi-detached homes achieved £559,087 on average, with detached homes going for £1,033,130.
Rental prices are also significantly higher than the current average of £1,091 PCM for England (excluding London). With rental homes in Surrey coming in at £1,950, they are closer to neighbouring London’s average price. On the lower end of the scale, one-bedroom properties were let for around £1,202 PCM. Meanwhile, five-bedroom homes set tenants back £4,035 PCM.
